Frontage & depth
Two plots with a similar area can feel different if their shape or frontage changes. Request exact dimensions for the plot you shortlist.
Budget progression
Compare the increase in base land value as you move from one plot size to the next, then add the applicable charges.
Location within layout
A preferred corner, park-facing or other position may affect both availability and the final quotation.
Shortlist one primary size and one backup size. This gives you flexibility if the preferred plot position is unavailable in the first option.
